What Should I Expect During a Commercial Roof Inspection?

If you own and operate a commercial business, you must ensure all aspects of it function optimally. This includes the roof, and twice a year, you need to have it inspected by a professional.

A Commercial Roof Inspection

When the inspector arrives, the first thing they will do is inspect the interior of your premises for any indications of leaks. Following this, the inspector will look at the roof membrane. This is to determine the condition of the structure and to see whether any issues reflect either the condition of the building or roofing problems.

Only once this is completed will the roof be considered. They will then go up on the roof and walk its entire length and breadth examining all components including:

• Deck

• Vents

• Metal flashing

• Surface membranes

The edge of the roof, which is very susceptible to damage caused by the elements, requires special attention. The inspector will look closely at various components including counter flashings, base flashings, gutters, coping and coping joints to see any signs of

• Holes in the substrate

• Pooling water

• Debris

• Uplifted seams, nails and/or shingles

• Cracks

• Rust

• Water stains

The inspector may take a core sample from your roof to determine the age of the roofing, its thickness and composition and the extent of moisture penetration and/or saturation.

The Report

Finally, a professional roof inspector will send you a report. It will detail the condition of your commercial roof. This may contain suggestions on further actions to take to ensure it is or remains in good repair.
